Hierin staat de WOZ-waarde van jouw woning vermeld op de peildatum 1 januari 2025. Op basis van deze WOZ-waarde stelt de gemeente jouw aanslag voor de onroerendezaakbelastingen voor dit jaar vast. Maar de WOZ-waarde is ook voor steeds meer andere belastingen van belang. Denk aan de hoogte van het eigenwoningforfait in de aangifte inkomstenbelasting en de door de waterschappen op te leggen watersysteemheffingen. De WOZ-waarde voor woningen is ook een verplichte waarderingsmaatstaf voor de berekening van de schenk- en erfbelastingen. Kortom, het is van groot belang om de WOZ-beschikking goed te (laten) controleren.<\/p>\n<\/div><\/div><\/div><\/div><div class=\"x-row x-container max width e1048-e9 mt4-3 mt4-5 mt4-8\"><div class=\"x-row-inner\"><div class=\"x-col e1048-e10 mt4-f\"><h1  class=\"h-custom-headline h4\" style=\"color: #006e78;margin-top:20px; margin-bottom:20px;\"><span>Je kunt de WOZ-waarde van jouw woning eenvoudig vergelijken met die van jouw buren<\/span><\/h1><div id=\"\" class=\"x-text\" style=\"\" ><p>The level of the WOZ value of all houses in the Netherlands is public. On the website <a href=\"https:\/\/www.wozwaardeloket.nl\/\" target=\"_blank\" rel=\"noopener\" data-wplink-edit=\"true\">www.wozwaardeloket.nl<\/a> kun je eenvoudig de waarden van woningen in jouw buurt vergelijken met die van jouw woning. Alle gemeenten zijn aangesloten bij het WOZ-Waardeloket, zodat je de WOZ-waarden van woningen in heel Nederland kunt inzien.<\/p>\n<\/div><\/div><\/div><\/div><div class=\"x-row x-container max width e1048-e13 mt4-3 mt4-5 mt4-9\"><div class=\"x-row-inner\"><div class=\"x-col e1048-e14 mt4-f\"><h1  class=\"h-custom-headline h4\" style=\"color: #006e78;margin-top:20px; margin-bottom:20px;\"><span>Do you feel that the WOZ value of your property is too high?<\/span><\/h1><div id=\"\" class=\"x-text\" style=\"\" ><p>The information on <a href=\"https:\/\/www.wozwaardeloket.nl\/\" target=\"_blank\" rel=\"noopener\">www.wozwaardeloket.nl<\/a> zegt nog niet alles. Het kan zijn dat de WOZ-waarden van de woningen van jouw buren ook te hoog zijn, zodat de vergelijking niet alles zegt. Er kunnen ook allerlei factoren een rol spelen die een lagere waardering rechtvaardigen ten opzichte van woningen in jouw buurt, denk aan bodemverontreiniging maar ook een ongunstige ligging, geluidsoverlast etc.<br \/>\nAccording to the <a href=\"https:\/\/www.waarderingskamer.nl\/over-ons\/woz-in-cijfers\/marktontwikkeling\" target=\"_blank\" rel=\"noopener\">Valuation Chamber<\/a> bedroeg overigens de landelijk gemiddelde stijging van de WOZ-woningwaarde ten opzichte van peildatum 1 januari 2024 tussen de 9,5% en 11,5% (nog niet definitief vastgesteld).
